That is not a sales distinction, it is the code. A contractor who patches 200 square feet and calls it a repair is doing unpermitted replacement work on your home, and it will surface when you sell.
It also cuts the other way. If your problem is a cracked pipe boot, a lifted piece of step flashing or a dozen wind-lifted shingles, that is a repair, and we will tell you so rather than quoting a roof.

The phone call
A person picks up and asks what you are seeing: a stain on the ceiling, granules in the gutter, shingles in the yard after a storm. We will tell you on that call whether it sounds like a repair under the 100 square foot threshold or a full replacement, and we will say so if we think it can wait until spring.

The inspection
We get on the roof, not just look from the driveway. We check field shingles for hail bruising, then the soft metals, vents, pipe boots, flashings and valleys, and we go into the attic where we can get access. You get photographs of everything we find, including the parts that are fine.

The quote and the permit
You get a written scope that names the actual products, with the manufacturer wind documentation Littleton requires at permit intake. We pull the permit, and it goes up visible from the street before anyone starts work. If your home has solar, we tell you up front that the permit waits on a licensed solar contractor.

Tear-off, build and inspection
Full tear-off to the deck, because Littleton does not accept overlays.
