The timing problem

Jefferson County requires a mid-roof inspection when more than 10 percent but less than 25 percent of the roof is complete, plus a final inspection at completion. Permits run through the Jefferson County Building Safety Division in Golden, and contractors must hold a Jefferson County Contractors License.

Most jurisdictions that require a mid-roof inspection describe it loosely: partway through, before too much is covered. Jefferson County puts numbers on it, and the numbers are tight.

Ten to twenty-five percent of a roof is not much roof. On a simple gable with a four-person crew, that window can open and close inside a morning. Which means the inspection cannot be an afterthought — it has to be booked against the production schedule before anyone gets on the roof.

What this looks like in practice on our Ken Caryl jobs:

• We tear off and dry in the full roof first, then start the covering on the section the inspector will look at.
• The crew works to the low end of the window and stops, rather than racing to the top of it.
• If the inspection slips, the roof is already watertight, because dry-in came first.

That last point matters more in Ken Caryl than almost anywhere else we work, because of where it sits.

Foothills exposure

Ken Caryl runs up against the hogback at the western edge of the metro, which changes the weather from the flat suburbs a few miles east.

Downslope wind events come off the Front Range harder here. Jefferson County requires drip edge at eaves and gables, and the gable requirement is the one that gets skipped on a cheap job. A rake edge without drip edge is where wind gets under the first course and starts peeling.

Ice barrier is required for asphalt shingles, metal roof shingles, mineral roll roofing, slate, wood shingles and wood shakes. That is a broader materials list than some neighboring jurisdictions apply.

Wildfire interface

Properties along the western edge of the metro can fall inside a designated Wildland Urban Interface hazard zone, which can bring additional roofing requirements — typically around covering class and assembly.

We check this at quote stage rather than at permit stage, because finding out late can change your material selection after you have already chosen a color. If your property is in a mapped hazard area, the county will tell you what applies; we will ask the question before you sign anything.

Licensing, again, does not transfer

Colorado issues no statewide roofing license. Jefferson County requires its own Jefferson County Contractors License for permitted work in unincorporated areas, which includes Ken Caryl.
